1. About these terms

These Terms & Conditions govern the supply of goods and services by S&J Wackett Timber Merchants Limited ("we", "us", "our"), a company registered in England and Wales (Company No. 01876965), with our trading yard at 5 Shelbourne Road, London, N17 0JX.

By placing an order with us — online via sjwackett.co.uk, by telephone, by email, or in person at our yard — you agree to be bound by these terms. Please read them carefully before ordering.

2. Who we sell to

We supply both trade customers (builders, joiners, contractors, landscapers, housing associations, local authorities and other businesses) and consumer customers (private individuals buying for personal use). Different statutory rights apply to each category, as set out in these terms.

3. Placing an order

An order placed with us is an offer to buy goods at the prices and on the terms set out here. We will confirm acceptance of your order by sending you an order confirmation by email. A binding contract is formed only when we issue that confirmation. We reserve the right to decline any order at our discretion, including (but not limited to) where the goods are no longer available, where the price has been incorrectly listed, or where we are unable to deliver to your location.

4. Prices and payment

All prices on our website are shown ex VAT by default, with an inc VAT view available via the toggle in the page header. VAT will be charged at the prevailing UK rate where applicable. Prices may change without notice but the price applicable to your order is the one confirmed at checkout.

Payment is taken in full at the point of order via card or other accepted payment method. Trade account customers with agreed credit terms may pay on invoice subject to their account agreement.

5. Delivery

Our delivery terms, zones and rates are set out on our Delivery & Collection page. We aim to deliver next working day on most orders placed before noon, subject to stock holding and vehicle availability.

Risk in the goods passes to you at the point of delivery to the kerbside at the address you provide. It is your responsibility to ensure suitable access for our delivery vehicles and a clear, safe area to unload. A responsible adult must be on site to accept and sign for the delivery.

6. Ownership of goods (Retention of title)

Title in the goods does not pass to you until we have received payment in full. Until that point, the goods remain our property and you must store them separately and in a way that allows them to be identified.

7. Cancellations and returns

Full details of your cancellation and return rights are set out on our Refunds & Returns page, including:

  • Your statutory 14-day cancellation right as a consumer under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013
  • Items which are exempt from the cancellation right, including cut-to-size or specially-ordered goods
  • Your rights in respect of faulty goods under the Consumer Rights Act 2015
  • How returns are arranged and who pays for return delivery

Trade customers (businesses buying in the course of trade) do not have the statutory consumer cancellation rights but may return unused, undamaged, full-pack goods at our discretion, subject to a restocking charge.

8. Special orders and cut-to-size

Items cut to a customer’s specified size, treated to a non-standard specification, or ordered specially from a supplier outside our regular stock range are non-returnable and non-refundable, except where the goods are faulty or were not as described. We will confirm at the time of order if your item falls into this category.

9. Description of goods

Timber and timber-based products are natural materials and may show minor variations in colour, grain, finish and moisture content. The dimensions listed on our website are nominal trade sizes; finished sizes are shown in brackets where applicable. Such natural variation does not constitute a fault.

10. Limitation of liability

To the maximum extent permitted by law, our liability to you in connection with any order is limited to the price paid for the goods supplied. We exclude all liability for indirect, consequential, or economic loss arising from late delivery, defects in materials, or any other cause connected with the supply of goods, except where such liability cannot be excluded by law.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot lawfully be excluded.

11. Use of this website

All content on this website — including product photography, descriptions, logos and graphics — is owned by or licensed to S&J Wackett Timber Merchants Limited and is protected by copyright. You may browse and print pages for the purposes of placing an order or obtaining a quote, but you may not copy, reproduce or republish any content for commercial purposes without our written permission.

12. Privacy and data

Our handling of your personal information is described in our Privacy Policy.

13. Governing law and jurisdiction

These terms are governed by the law of England and Wales. Any dispute arising in connection with these terms or with any order placed with us shall be subject to the exclusive jurisdiction of the courts of England and Wales.
